programming phase

Review and coordinate all data furnished for the CLIENT and develop performance review and cost estimates for scope verification; obtain the necessary supporting information for scope alternates; meet with management staff to establish programming parameters, regulatory requirements, room layouts and equipment requirements.

Pre-design phase

Develop costs forecast and schedules for conceptual and feasibility studies; Identify major constraints and provide detailed CPM Master Schedule with Total Program Budget, support team with scope to budget verification with the Program team.

Design phase 

Coordinate reporting requirements, meetings and conferences between project team; update and adhere to the master schedule and program budget, establish and implement cost control procedures, provide design reviews and recommendations, prepare phase estimates, conduct cost adjustment sessions and distribute status reporting.

Pre-construction phase

Assist CLIENT in analyzing and make recommendations for improving sequencing and/or durations of existing schedules for better constructability, shorter schedules or less cost;

Construction phase 

Progress reviews shall include, if needed regular site visits to all major construction sites and written reports documenting visits.  Review the contractors detailed construction schedule, prepare construction progress review reports (monitor the percentage complete and progress as established by the Detailed Construction Schedule), monitor cost of the Project, issue Project Status Reports on a monthly basis.

Post construction phase

Participate in the transfer of project documents and records. Support effort to improve document controls. Develop a warranty management program to be turned over to CLIENT. Develop and implement an Occupancy Plan and perform Final Payment and Accounting activities.
